Buying Your First Home on the Westside: Where to Start

Your first home purchase does not have to feel overwhelming. It starts with a few clear steps, taken in the right order.
By Katrina Gibson-Bragg, West LA Real Estate Advisor

One thing I’ve noticed after years of working with first-time buyers: the excitement always comes first. The browsing. The saved listings. The weekend drives past homes that feel just right.

That excitement is a good thing. But it works best when it is paired with a plan.

Buying your first home on the Westside is a big step. The good news is that it becomes much clearer once you know where to begin.

Key Takeaways

  1. Get pre-approved, then set a payment you are comfortable with.

  2. Bring in a real estate advisor early, while you are building your budget and search plan.

  3. Separate your must-haves from your nice to haves.

  4. Explore neighborhoods at different times of day, with practical questions in mind.

  5. Plan for the cash to buy and the ongoing costs to own.

    1. Start With Pre-Approval

I tell buyers this all the time: know your numbers before you fall in love with a home.

Pre approval shows you a realistic price range. It also shows sellers that you are prepared and serious.

But the amount a lender approves and the monthly payment you feel comfortable carrying are not always the same number. A lender looks at what you qualify for. You know what fits your life, your savings goals, and your peace of mind. Set your budget around the payment that feels right to you.

It also helps to know that pre-approval is conditional. It is not a guarantee of financing. Your loan still depends on things like the appraisal, final review of your income and credit, and no major changes to your finances before closing.

On the Westside, preparation matters. When a home is well priced, you want to be ready to act with confidence, not scrambling to catch up.

    2. Bring Your Real Estate Advisor In Early

You do not have to figure this out alone. And you do not have to wait until you find a home to ask for help.

The most useful time to bring in a real estate advisor is right after pre-approval, while you are setting your budget and shaping your search plan. That is when guidance makes the biggest difference. Which neighborhoods fit your price range. Which property types make sense. How quickly homes are moving in the areas you like.

From there, your team grows with you. A trusted lender, a thorough inspector, and an experienced escrow team will each guide you through their part of the process. Their job is to bring clarity, answer your questions, and help you move forward without pressure.

    3. Know Your Must Haves vs. Nice to Haves

Every buyer starts with a wish list. That is part of the fun.

But not everything on that list carries the same weight. Before you start touring, sort your list into two columns:

    • Must haves: the things you truly cannot live without, like the number of bedrooms, a reasonable commute, outdoor space, or dedicated parking.
    • Nice to haves: the things that would be a bonus, like a remodeled kitchen or a specific architectural style.

On the Westside, a few more questions belong on that list:

    • Parking: Do you need a garage, an assigned space, or room for two cars? Is street parking realistic for you?
    • Stairs: Are you comfortable with a multi-level townhome or a walk-up building, or would single-level living suit you better?
    • Work-from-home space: Do you need a separate room for an office, or will a quiet corner do?
    • Property type: Are you open to a condo or townhome, or is a single-family home a must?

Finishes can be updated over time. Location and layout are much harder to change.

“The perfect home usually isn’t perfect. It is the one that fits your life.”

    4. Explore the Neighborhoods

On the Westside, every neighborhood has its own rhythm.

Venice has its canals and creative energy. Culver City has its walkable downtown and dining. Marina del Rey moves with the harbor. Westchester offers tree-lined streets and quick access to the coast.

Visit the areas you are considering at different times of day. Take the commute you would actually take. Grab a coffee. Walk the streets.

As you explore, keep a few practical questions in mind:

    1. What is the commute like at the hours you would actually drive it?
    2. How does parking work on the street and at the property?
    3. Is there airport or traffic noise at different times of day?
    4. Which property types in this area fit your budget?

Location means more than just an address. It shapes how you live every single day.

    5. Understand the Costs Beyond the Price

The purchase price is only one part of the picture.

First-time buyers are often surprised by the other costs that come with buying a home. It helps to think about them in two groups.

    Cash needed to purchase

    1. Your down payment
    2. Closing costs
    3. Inspections

    Ongoing ownership costs

    1. Your monthly mortgage payment
    2. Property taxes
    3. Homeowners insurance
    4. HOA dues, if the property has them
    5. Maintenance and repairs

The first group is what you need to get the keys. The second is what it takes to live there comfortably, month after month. Plan for both.

There is no universal number that fits every buyer. That is why a conversation with a lender early on makes such a difference.

    Buying a condo or townhome?
When you buy into a homeowners association, you are also buying into its finances. Before you commit, review the HOA’s budget and financial statements, its reserve funds, recent meeting minutes, and its insurance coverage. Ask whether any special assessments are planned or being proposed. These documents tell you how well the community is managed and what costs could be coming your way.

    6. Never Skip the Inspection

A home can look beautiful and still have issues you cannot see.

The roof. The plumbing. The foundation. The electrical.

A professional home inspection is one of the most important steps in your purchase. It gives you a much better understanding of the home’s condition before you commit. It does not mean something is wrong. It means you are making an informed decision.

Keep in mind that a general inspection has limits. Some things are hidden behind walls or underground. If your inspector notices something worth a closer look, they may recommend a specialist, like a roofer, a sewer line inspection, a foundation engineer, or a pest inspector. Those follow-up evaluations are a normal part of the process.

Something I Want First-Time Buyers To Remember

There is no perfect timeline. There is no perfect formula.

Some buyers find the right home in a few weeks. Others take a few months. Both are completely normal.

What matters most is that you feel informed, prepared, and confident in your decision.

Preparation creates confidence. And confidence makes your first home feel like home from day one.
